cozy fireplace flows naturally into a formal dining room and fully equipped kitchen. This floor also features two inviting bedrooms and a bathroom, while large sliding doors lead out to a
shaded portico, perfect for dining al fresco with views of the garden.
Upstairs, the master bedroom boasts an en-suite bathroom and a private terrace offering sweeping vistas of the Umbrian hills—a serene spot to enjoy a quiet morning coffee.
Downstairs, in the walk-out basement, lies a true sanctuary: a wellness area complete with a heated indoor pool, a sauna, and a relaxing lounge. The pool’s large sliding windows reveal
